Hotel Roofing
Hotel Roofing in Hoover, AL
A hotel sells rooms by the night. A room with a wet ceiling is a room that does not sell. For a hotel in Hoover, AL, that math runs on three calendars: occupancy, event weekends and storm season. March, April and November are the months when roof claims pile up, and spring is also when conference traffic is strong.
So we start with the dates. Walk the roof in winter. Price in February. Work on the low-occupancy weeks. You get a plan the general manager can read and the revenue team can sell around.
The issue: tall walls, flat roofs and long runs
A hotel is a stack of roofs. The guest tower has one. The lobby and restaurant have another. The ballroom and meeting wing have a third. Each has its own membrane and its own tie-ins. The transitions where a tall wall meets a lower roof leak first.
We start at those tie-ins. Then we check the rooftop units, the kitchen exhaust, the pool equipment room and the stair towers. We flow-test every drain. We look at the entry canopy, where wind drives rain under the edge. A stain in a corridor ceiling often traces to a wall flashing far from the stain, and the room below the stain is rarely the room under the leak. The trace starts on the roof, and the entry point is marked there.
The Riverchase Galleria is a shopping, hotel and office complex on US 31 that opened in 1986. Complexes like that mix roof types, and the mix is where problems start.
What it costs: rooms out of service
The repair is a modest invoice. A room out of inventory costs a night of revenue, every night it stays closed. A wet ceiling in a ballroom can cost an event. A complaint on a review site costs more than either.
The roof price follows area, layers, wet insulation, units to lift, tall walls and access around guests. We price each of those separately. A commercial roof leak repair aimed at the real source costs less than repeated patches, and it frees the rooms sooner.
Repair, restoration and replacement are priced in one table, and so is another season of waiting, counted in rooms and in dollars.
Seasonal rates matter too. A property that fills in spring conference weeks loses more per room in March than in January, so the schedule moves loud work to the low weeks and the estimate shows the room-night value of each week it avoids.
Storm season: March, April and November
Hoover sits inside Dixie Alley, whose tornado record reaches back to 1977 and includes April 27, 2011. Thunderstorms are most frequent in spring and return in November and early December. On April 25, 2003, softball-size hail dropped across central Alabama.
Strong wind pulls coping, edge metal and unit covers off hotel roofs, and hail bruises the membrane over guest wings. When a severe report arrives we run a storm walk and a hail check, photographing each item with the date. The general manager and the insurer see the same file.
When to do it: Ross Bridge, the Galleria and the low weeks
Within the Ross Bridge community, home to the Ross Bridge Golf Resort and Spa, development began in 2004 and the commercial and mixed-use roofs now run about two decades old. Hoover Metropolitan Stadium sits near I-459 Exit 10 off SR 150, and the Hoover Met complex adds fields, an indoor multi-sport facility and a 16-court tennis complex, which brings event traffic to the Highway 150 corridor.
Plan roof work for the low-occupancy weeks. Avoid big event and conference dates, and the weeks around holidays when families travel. Midweek, mid-morning work over a quiet wing is the least disruptive combination, and we build the schedule from that pattern. We stage materials away from the entry and the pool deck, hoist outside peak hours and dry in each wing daily. An occupied building reroof plan lists the wings, dates and rooms affected.
Budget year: roof next to the renovation plan
Hotels renovate on a cycle. Put the roof in it. A new rooftop unit, a new kitchen or a new pool equipment room each touch the roof. Do the flashing with the work, not after.
Cooling runs hard in a hot, humid metro, and units cycle all summer. Heat and humidity shorten seam life. The plan adds a spring and fall check, with the drains cleared each time and a short findings log for the brand's inspection file. A kitchen exhaust fan or a pool equipment room is the first place we look for wear, since both run hard through the summer.

Recommendation: transitions first, field second
Fix the wall tie-ins, curbs and drains first. They cause most hotel leaks. The field is then cored. Dry insulation is restored, and wet insulation is replaced wing by wing in the low weeks.
The wing-by-wing replacement scope follows the building code the state has adopted, with ANSI/ASHRAE/IES 90.1-2013 governing energy. Hotel kitchens follow restaurant roofing, long-stay wings share details with apartment roofing, and a multi-property owner can use one plan for all, as with hospitality groups.
What to ask us: five questions for a general manager
Call with the property address and the last roof report. Then ask these.
- Which wall tie-ins and curbs are open right now?
- Which wing carries the most risk to rooms?
- How do you know the insulation is dry?
- Which weeks are best for work, and which are off limits?
- What does repair cost, and what does waiting cost in rooms?
You hear back with photos, readings and a price. On our side we need your occupancy pattern, your event calendar and your brand inspection dates. Those three decide the schedule more than the roof does. A property with a wedding season needs the pool deck and ballroom roofs done early, and a property near the Hoover Met complex needs work off event weekends.
If a guest reports a wet ceiling, take the room out, photograph the stain and call. We trace the source from the roof side, and the written report follows within days.
Commercial Roofing Questions
How many rooms do we lose during a reroof?
Only the rooms under the active work area, and only for the days they are affected. We recommend phasing by wing and sharing the plan with revenue management early, so the other rooms can be sold. We give you the room list for each phase before work starts.
How do we handle noise for guests?
We schedule tear-off and fastening for late morning to mid-afternoon, when most guests are out, and hold rooms directly below the work. We recommend a note at check-in and a front-desk script. Quiet tasks move to early and late hours.
What if a leak starts during an event?
Call us. We send a crew for a temporary dry-in from the roof side, so the room below stays in use. We recommend moving the event only if the ceiling is wet. We photograph the opening and the stain for your records.
How do we show the brand the roof is sound?
With a condition report: photos, moisture readings and a ranked list of sections. We recommend refreshing it after each storm and each inspection. A current report answers a brand reviewer's roof question in a minute.
Is a coating a good option for an older hotel roof?
It can be, provided the insulation is dry and the seams are tight, and it buys years for less than a tear-off. Moisture readings and cores come first, because a coat over wet insulation seals the water in and the wet sections have to be replaced beforehand.
